Project Type: Cultural Tourism Holiday Modular Homestay with Fully Furnished Bathrooms
Location: Perth, Australia
Year: 2025
I. Project Overview
This project is located in Perth, Australia, and features 21 modular independent holiday cabins, divided into four types: king-size bed cabins, twin family cabins, accessible rooms, and honeymoon cabins. Each cabin has its own bathroom, totaling 21 bathrooms. The project leverages the natural landscape of vineyards, lakes, and native woodlands to create a light luxury holiday accommodation experience. The interiors feature a minimalist modern holiday style, an open-plan mini-kitchen area, a panoramic floor-to-ceiling window viewing terrace, and an outdoor barbecue and relaxation area, catering to the diverse needs of couples, families, accessible travelers, and honeymooners.
As the exclusive supplier of bathroom hardware and sanitary ware for the project, we provide an integrated bathroom solution, using the Gun Metal Brushed hardware series. This solution considers the high-frequency use in commercial guesthouses and the weather resistance requirements of the rainy coastal area, maintaining a unified visual style for the entire bathroom suite. It adapts to the compact layout of the modular prefabricated cabins, balancing aesthetics, durability, and practicality for vacation use.

II. Core Challenges of the Project
(I) Fixing and Safety Requirements
1. Regional Climate Adaptation Challenges: The project is located in Perth, Australia, which has a Mediterranean maritime climate with long, rainy winters, strong seawater vapor penetration, significant diurnal temperature variations, and constant sea breezes carrying trace amounts of salt. Ordinary hardware is prone to oxidation and blackening, and sanitary ware hardware is prone to corrosion and discoloration. Furthermore, the resort cabins are lightweight modular prefabricated structures with thin walls, placing stringent requirements on the load-bearing capacity and stability of bathroom accessories, faucets, and basins. Long-term, high-frequency use in guesthouses can easily lead to loosening and detachment.

2. Installation Restrictions Due to Differences in Apartment Types: The 21 vacation cabins are divided into 4 types, including accessible rooms. The bathrooms are compact and have different layouts. Accessible cabins require additional safety handrails and low-profile sanitary ware installation structures. Conventional hardware installation structures are not universally applicable, requiring products to be compatible with various installation sizes and wall fixing methods.

3. Commercial Durability and Fire Safety Standards: Buildings surrounding forested areas must meet the BAL forest fire protection classification standards. Bathroom metal fittings and cabinet materials must be flame-retardant and weather-resistant. The high daily occupancy turnover of guesthouses results in significantly higher wear and tear on hardware switches and sanitary ware flushing components compared to household use, drastically increasing the requirements for product mechanical durability and wear resistance.

(II) Required Certifications/Standards
1. Mandatory Dual Certification for Water-Related Products in Australia: All faucets, showerheads, toilets, and sink drains must hold WaterMark pipe safety certification and WELS water-saving star rating certification, strictly adhering to AS/NZS national standards for water-related and water-saving products. Products without certification are prohibited from being used for construction and acceptance. 2. Western Australian Building Codes: Buildings must comply with Western Australia's National Building Code (NCC) and Southwest Regional Building Regulations. Modular bathroom unit piping layouts, backflow prevention devices, lightweight wall load-bearing components, and accessible bathroom dimensions all have clearly defined and mandatory acceptance standards.

3. Drinking Water Safety Standards: All water-contact hardware materials must comply with AS/NZS 4020 drinking water contact materials standards, strictly controlling heavy metal leaching and ensuring compatibility with local municipal water supply quality. Furthermore, product corrosion resistance and salt spray resistance must meet testing requirements for rainy coastal areas.

III. Our Supporting Services
1. Two-tone hardware to match the resort-style light luxury design, adaptable to diverse apartment layouts. We primarily offer Brushed Gunmetal finishes; for four different bathroom layouts—standard, family, accessible, and honeymoon-themed—we provide matching accessories such as long and short grab bars, low-position faucets, and widened shower hardware. During the modular prefabrication stage, we can precisely match the pre-reserved installation points in the apartment, unifying the visual craftsmanship and color of 21 bathroom sets, thus solving the problem of inconsistent styles across batches of apartments.

2. Upgraded Salt Spray and Corrosion-Resistant Structure, Adapted for Lightweight Cabin Safety Fixing
Targeting the coastal salt and rainy, humid winter climate of Western Australia, the hardware surface employs a multi-layered, thickened, anti-corrosion brushed electroplating process, significantly resisting salt spray oxidation and temperature condensation corrosion. The back-mounting structure of the entire product line has been optimized, with extended expansion and reinforcement kits perfectly adapting to the lightweight wall panels of modular vacation cabins, improving the load-bearing stability of accessories, sinks, and faucets. The accessible model features integrated safety handrails, balancing load-bearing standards with ease of use for travelers. All metal and cabinet accessories meet the regional BAL forest fire-resistant material requirements and are suitable for the high-frequency switching and flushing durability needs of commercial homestays.
3. Full Compliance Guarantee, Modular Project Delivered in Phases: All sanitary ware and hardware products hold Australian WaterMark water-related certification and high-star WELS water-saving certification, complying with all mandatory standards for modular construction, accessible bathrooms, and drinking water safety in Western Australia. A complete set of certification documents is provided to assist the client in passing local building inspections on the first attempt. Combined with the phased prefabrication and simultaneous decoration of modular units, precise batch delivery is ensured, matching the dual-phase construction period of factory prefabrication and on-site assembly. 21 sets of bathroom products are delivered simultaneously with guaranteed quality and quantity, avoiding supply disruptions that could delay project opening. After completion, a dedicated after-sales maintenance solution for commercial homestays is provided to address the high-frequency wear and tear of travel accommodations.
